CDL has won the tender for the Grand Tembusu site in Marine Parade district with a top bid of $768 million, which is equivalent to $1,302 per square foot per plot ratio (psf ppr). This price surpasses the initial land value of Northumberland Road which was bought by CDL for $1,129 psf ppr. Grand Tembusu, which covers a land area of 210,545 square feet, with a GFA that can reach up to 54,789 square meters and a gross plot ratio of 2.8. The property is expected to accommodate 640 homes. Its prime location near the beach and its proximity to numerous amenities such as shopping malls, schools, and medical centers make it a desirable option for both investors and homeowners. The site is well-connected to the rest of Singapore through various transportation options, including the Mountbatten and Dakota subway stations, in addition to major roads like Mountbatten Road, Haig Road, and Dunman Road.
